Covenant of good faith and fair dealing; rights and obligations of parties.
Whenever a covenant of good faith
and fair dealing is implied in the lease of real property, a partys rights or
duties under such covenant may be modified only by express provision in the
lease agreement. [1997 c.845 §1]
