Explicación Simple

Si alguien vive en una propiedad, necesita cuidarla y pagar los impuestos. Si no lo hace, el dueño o alguien que espera heredar la propiedad puede pedirle que cumpla con sus responsabilidades.

Es como cuando dejas que un amigo cuide tu casa. Si no limpia o no paga las cuentas, tú puedes recordarle que debe hacerlo para que no se dañe tu hogar.

Ejemplo Práctico

Imagina que Ana alquila un departamento de Juan. Si Ana no paga los impuestos del departamento y deja que se deterioren las paredes, Juan puede enviarle una carta pidiéndole que pague los impuestos y que cuide el lugar para que no pierda su valor.

shall fail or neglect to take possession of such real property and keep possession thereof and maintain the same free from waste, and such real estate shall be depreciating in value by reason of the failure of such tenant to maintain the same as aforesaid, the remainderman or reversioner or his assigns or the person entitled to the ultimate enjoyment of such real property, after the expiration of such particular estate, may serve upon such tenant of the particular estate a written demand, requiring such tenant to take and keep possession of the premises, or to keep possession of such premises, and maintain the same free from waste. Whenever any tenant of any particular estate shall neglect or fail to pay any taxes or municipal liens now or hereafter by law chargeable to such tenant, which have accrued during the continuance of such particular estate, any remainderman or reversioner, or other person entitled to the ultimate enjoyment of such property, may serve a written notice or demand upon such tenant of the particular estate, requiring such tenant to pay such taxes or municipal liens now or hereafter by law chargeable to such tenant forthwith.
